Plenty of business and industrial real estate is available in beautiful Paradise Fields. Much as I love the Vegas homage, there's a lot of places and roads here that actually say "Las Vegas" on them, like Las Vegas Boulevard, and there are a lot of casinos with real-world names like Tropicana and Ceasars. Please do change these, real-world stuff like this is not allowed.

Contradictory to your request of appropriate scale, I believe your houses might be a bit too large. (Although it might be nice to keep a few and create a "top 1%" neighborhood.)

I also think that several buildings should be re-labeled to have a scale similar to what seems true IRL- for instance, your convenience stores are the size of supermarkets, but you also have some street-corner motels that could only fit close to 5 rooms. You could simply turn the motel into a convenience store, and vice versa.

Another addition to the previous users' requests- New Jersey Boulevard should probably be renamed. New Carnaby Boulevard maybe?

Please don’t put Yale Street next to Princeton Street. Those names are acceptable, but both are universities, so just don’t keep them close to each other. Paradise Fields is extremely similar to ‘Paradise,’ a suburb of Las Vegas. Havana Village should be removed because Havana is the capital of in real-life country Cuba. Same with Washington Height/Road/Park, because it is named after Washington, the president. Green Hill Zone is a map of Sonic...

Zion Park is a known park in southern Utah.

You also mentioned Hunter S. Thompson, along with Admiral Kalbfus, all real-life people.

Overall, there could be few modifications, but, infrastructure-wise, it is excellent.

The names I have used are not merely baseless ripoffs of heavily protected copyright material.

New Jersey Boulevard, for instance, whose intellectual property are we trying to protect? The person who invented the name "New Jersey"? Because "New Jersey" itself is a ripoff of Jersey...

Also for the casinos, places like Tropicana and Bally's, these places have been around so long that they have permeated into American Folk lore, so they aren't referencing a specific entity (since Tropicana, specifically, is a shared connotation by two enterprises: Tropicana Entertainment & Tropicana Orange Juice).

However, if you have any better names, then edit it yourself... it is in Commonia, the land of the free.

It is not just about intellectual property but the use of real world names is kind of unvreative and against the spirit fictional mapping.
