I do not know much about industrial zones and factories:

  • how to know in what city/village to make one, and how to know where exactly it should be?

  • what are characteristics of them i.e. what else to map except landuse=industrial?

If I may jump in on the first part:

Where you place the industry really depends on what it is. Industries typically are clustered near where the resources and transportation would have been when they were flourishing. So, if you’re doing textiles, you’d probably want a place near water sources that powered mills in the period before 1900. If you’re talking steel, you’d want to have it near areas that mined iron or other ores. That’s probably the first thing to consider. The next thing would be transportation. Of course, highways and railways are laid as cities grow–and cities grow when their industries grow. So, the transportation thing kind of works itself out for modern industries. Back to the textiles (or lumber, mining, etc.), however, you’d want to be near a main waterway. Navigable rivers and coastal areas allowed for barges to come in and ship goods. That was the only efficient way until the advent of the railroad. That means that older industries are going to be clustered in those types of cities. Industries like banking, medicine, computers can be wherever there are good amounts of workers and transportation.

Railroads and highways connecting the big cities also means that you can have factories and plants in a ton of areas. Take Marysville, Ohio: it has one of the largest Honda complexes, and it is a good 30 minute drive from the major city of Columbus. Why is it there? Cheap land, access to railroads and freeways, not too far from a major city, and a decent sized workforce. It just goes to show you that a major industry can be in a lot of places if it has the right things to help it survive.

It seems important to distinguish between light and heavy industries when discussing location and zoning. Light industry tends to be adiquately accessed via the road network and can be next to residential zones. Heavy industry needs water, rail or sea access, and is generally away from residential areas as it causes noise, pollution, traffic etc. So you can place a small artisan furniture maker or brewery pretty much anywhere in town, whereas a car factory or commercial distillery needs space further away, often alongside motorways and approach roads. Level ground is also important, very few industrial sites are on anything other than flat plains.

Factories are sometimes near a harbour, or nearer to the city or an airport cargo terminal.
